The number of single family homes sold in Tropic Isle, Delray Beach for Q1 2017 were five vs. six sales in the first quarter of 2016.  There was a noticeable decrease in the average sold price which correlates to lower living square footage of homes sold.  The sold price per living sqft was up drastically which indicates further price increases in the area.  All sales in this quarter were of homes built between 1957 and 1989.  Additionally, there are four pending home sales over $1 million to start Q2 which indicates a stronger second quarter.

This week’s market update covers coastal regions of South Palm Beach County.  Due to Hurricane Matthew’s dramatic miss on South Florida, we did not post the last two weeks.  Now that business is back to normal, expect weekly market updates as scheduled.

A quick look below clearly shows far fewer closings and pending sales, however, this is a normal occurrence for late summer and early fall.  Inventory is finally on a much needed rise.

There was a wide range of home sales ranging from $57,000 to $4.9 million to satisfy buyers in all price brackets.

There was a wide range of home and condo sales ranging from $80,000 to over $8 million. There were sales in all price brackets. A personal sale of $659,000 at 2220 S Ocean Blvd 902 in Delray Beach was among the most notable condo sales in Delray Beach.

Coastal Homes

This week we focus on coastal areas of Northern Palm Beach & Southern Martin Counties.  In the past thirty days, there were 67 sales on the barrier island which is up five sales from last month and 53 total sales in coastal areas.  Inventory continues its downward trend this month with expectations that in the next month or so, we will see an uptick in inventory as the selling season approaches.

Mortgage rates remain at historically low rates, with 15-year fixed at 2.77 percent and 30-year fixed-rate mortgage at 3.50 percent.  Long term mortgage rates are known to follow the yield on 10-year Treasury Notes, which has risen sharply to 1.70 percent from 1.54 percent a week ago.  Lenders charge fees known as points; average points charged this week is .5 (one half of a percent) for both the 30 and 15-year mortgages.  Click for Useful Contacts such as lenders.

This week, we turn our attention to the barrier island of Central and Southern Palm Beach County as well as waterfront communities on the west side of the Intracoastal Waterway in Southern Palm Beach County.

Over the last two weeks, pending and sold properties remain strong but down slightly from our latest bi-weekly update. Beginning this edition, single family residences will have a separate category from condos, villas and townhomes as market demands and prices vary greatly between them.  In coming weeks, we will be adding additional info such as average home prices in the area and releasing quarterly updates and trends.
